Property Manager

Bemchimmo Group is the sister company of the Puratos Group.

 

Bemchimmo Group, specialized in Real Estate, detains some commercial and industrial premises used by Puratos.

 

The Technical Property Manager oversees the operational aspects of the commercial and industrial premises:

  • He/she is responsible for the on-time and on-budget delivery of new projects (greenfield and brownfields) following the real estate standards defined by Bemchimmo
  • He/she is responsible for the adequate maintenance of the assets in order to ensure their long term value and supervision of the usage of the premises

 
Key Accountabilities & Tasks:
 
Project Management
 
Regarding new construction and renovation projects, the Technical Property Manager is responsible for:

  • Define the real estate standards to be applied for new constructions or renovations
  • Advise, validate and follow-up new construction or renovation projects for Bemchimmo assets as well as Puratos assets that could be transferred to Bemchimmo later on
  • Participate to the elaboration of the construction or renovation budgets and challenge them
  • Challenge the composition and competencies of the project team (Puratos and/or external) in charge of the project execution
  • Ensure the realization of project on-time and on-budget applying the Bemchimmo real estate standards

 Maintenance management
 
Regarding the maintenance of the existing real estate portfolio, the Technical Property Manager will:

  • Establish the long term predictive maintenance plan (including major repairs and renewal) and ensure its execution for the whole real estate portfolio
  • Ensure that the safeguard of the assets is well managed (security, fire protection, insurances, etc)
  • Ensure that the user (Puratos) is operating and maintaining the premises “in good household manner”

The current Bemchimmo portfolio has a value close to 200 million euro and is located in 35 different sites across the world. This portfolio is composed mainly by:

  • Commercial premises (offices, innovation centers, R&D labs, etc.)
  • Industrial premises (factories for food processing, warehousing, related utilities, etc.)

Several new projects are ongoing in the near and long-term. The value and size of this portfolio is therefore expected to significantly increase over the coming years.

Who are we looking for?

  • Minimum of 10 years of relevant work experience in a real estate environment.
  • Sufficient knowledge of energy & environmental practices (ex. BREEAM)
  • Experience working with a multi-national 
  • Technical skills for property management (maintenance, asset optimization, etc.)
  • Capable to organize, plan and execute tasks reliably and independently       
  • Excellent English writing and communication skills. French and Dutch are a plus.
  • Strong influencing, analytical and problem solving skills
  • Partnership at all levels of the organization
  • Expected to travel around 30% of the time worldwide
